POSITION DESCRIPTION
JOB TITLE Maintenance Coordinator
SCHEDULED HOURS Full-Time, Monday-Friday 8:00am-4pm
JOB SUMMARY: This position supports the Maintenance Manager in coordinating, scheduling and managing tenant work orders, apartment turns and vendors. The Maintenance Coordinator is responsible for tracking work order progress, assigning work orders and turns to maintenance techs and painters, and overseeing the department unit turn board to ensure turns are completed efficiently.

JOB DESCRIPTION
Maintenance Dispatch:
- Prioritize and assign daily work orders to maintenance techs in AppFolio
- Schedule technicians and vendors according to resident availability
- Communicate logistics with maintenance techs, property managers and tenants regarding work orders
- Communicate with maintenance techs, property managers and tenants regarding scheduling and changes
- Answer phones, field resident maintenance questions
- Assist with seasonal maintenance scheduling
- Assist in managing turnover process as needed
- Assist with work order management in AppFolio
- Other dispatch duties as assigned by Maintenance Manager
Maintenance Department Administration:
- Oversee unit turn board. Follow up with maintenance techs and property managers to ensure turns are being completed on schedule
- Track open workorders and provide support to assigned tech so that workorders are completed; this could include ordering supplies, scheduling a vendor, etc.
- Oversee supply inventory closet. Manage stock and order inventory when necessary.
- Attend and contribute to monthly maintenance meetings
- Attend and lead monthly SAIF Committee meetings
- Other administrative duties as assigned by Maintenance Manager

QUALIFICATIONS:
- High School diploma or equivalent required, some college/trade school preferred.
- Ability to handle assignments, which are broad in nature and complex in scope
- Ability to perform analytical and/or procedural tasks with high degree of autonomy
- Strong organizational skills
- Must exhibit an attention to detail and follow through
- Integrity and confidentiality is critical in this environment
- Ability to adapt to various work environments and to deal with frequent changes and unexpected events
- Capable of managing multiple and competing priorities
- Ability to interface and communicate effectively with all levels of employees
- Reliable transportation a must
- Valid driver’s license
PHYSICAL DEMANDS: The work requires routine walking, standing, bending, and carry items weighing up to fifty pounds.
