Summary
The Property Manager is responsible for managing multiple power and grocery-anchored shopping centers within the assigned area. This role oversees day-to-day property operations, supervises external maintenance and property management personnel, and is expected to make key operational decisions that support the profitability and performance of the portfolio.
Key Areas of Responsibility
Manage operating and capital expense budgets for each assigned property.
Exercise fiduciary responsibility over all aspects of property operations.
Coordinate and oversee vendors, including landscapers, maintenance providers, security teams, and property management personnel.
Lead emergency response efforts and manage temporary tenant activity.
Support marketing events and other initiatives that enhance property performance.
Analyze operational needs and provide recommendations to leasing, development, and construction teams.
Duties and Responsibilities
Oversee day-to-day property management functions for assigned properties.
Ensure timely completion of monthly, quarterly, and annual budget variance reports, along with other ad hoc financial reporting.
Serve as a liaison with the leasing department on property-level leasing matters, providing support to help achieve annual leasing goals.
Apply knowledge of the shopping center development and construction process, including tenant possession dates, tenant construction coordination, rent commencement agreements, and management of stabilized shopping centers.
Develop and execute annual strategic management plans for each property, including expense-reduction initiatives and revenue-enhancement strategies such as ancillary income opportunities.
Maintain responsibility for each property’s branding standards, appearance, cleanliness, sight lines, signage, and overall presentation.
Analyze property and tenant financials, along with key business drivers, to support informed decision-making and improve portfolio performance.
Manage tenant relationships within the portfolio and serve as a joint venture liaison, where applicable.
Report risk management claims to the appropriate insurance contacts and support timely claims coordination.
Read, interpret, and apply commercial lease provisions.
Stay informed on real estate industry trends, retailer performance, and issues affecting the retail landscape.
QualificationsREQUIREMENTS
5–7 years of real estate experience, preferably in property management and/or asset management.
Strong written and verbal communication skills.
Ability to communicate professionally and confidently with all levels of the organization, as well as with tenants, customers, and other property stakeholders.
Proficiency with Microsoft Office applications, CRM platforms, and general office software, with the ability to adapt quickly to new technology, business systems, and mobile applications.
Understanding of core finance and accounting fundamentals related to property management.
Bachelor’s degree from a four-year college or university and 5–7 years of related experience and/or training, or an equivalent combination of education and experience.

Salary: Anticipated base salary range of $95,000 - $115,000 in addition to an annual target bonus opportunity. Total compensation to be determined based on candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
