POSITION SUMMARY
The Marketing Manager is a business leader, responsible for establishing a tone of integrity and professionalism that represents the company. The Marketing Manager is the brand ambassador for each new development, as well as the existing properties and Zocalo Community Development brand.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Projects in Feasibility Stage or Pre-Development (30%)
Support the Development Team in the creation and periodic maintenance of discreet research and market reports regarding such topics as rents and rent trends, competitive property supply and pipeline, operating expenses, and design trends.
o Provides market knowledge and completes competitive market studies as requested
o Conducts relevant research to aid in the design process
o Collaboratively with the Project Coordinator, the Marketing Manager helps to create the development-construction-operations story/spreadsheet
o Marketing and outreach initiatives (through staff hire/transition)
▪ Liaison for/with marketing partner
▪ Collaborator of implementation of the defined brand
▪ Manage timeline for marketing contract deliverables, i.e. brochure, website, floor plans; responsible for keeping the process moving
▪ Review and approve marketing floor plans and site maps; work with architect and project coordinator to ensure accuracy
▪ Create some marketing pieces with the use of the Adobe Suite programs
▪ Create and manage website content through WordPress/SEO, initially with marketing partner
▪ Manage pay-per-click campaigns, ILS and SEO
▪ Coordinate, promote and participate in project events
▪ Seek appropriate community partnerships (i.e. non-profits, local organizations, etc.) to create brand and property awareness and generate interest and leads
▪ Create all social media platforms for new development projects; Update with relevant content and establish initial following
▪ Connect to the local community: Seek appropriate community partnerships (i.e. non-profits, local organizations, etc.) to create brand and property awareness and generate interest and leads I.E.:
Chamber of Commerce
Local business association
Neighborhood/community association (e.g. Cherry Creek North Neighborhood Association – CCNNA)
Local businesses (partnerships/cross-promote)
▪ Oversee other marketing initiatives, including print ads, direct mail, event advertising
o Act as primary point of contact for inquiries on projects in development prior to the onboarding of operational staff
▪ From/with prospective residents
▪ Respond to all leads
▪ Track prospects, on a spreadsheet (pre-One Site) and then in Knock once set up
▪ From/with possible partners for the property within the community
▪ From/with potential vendors
▪ From/with other parties as assigned by the Director of Talent and Branding, VP of OPS or COO
▪ Create weekly updates for ownership call
o Track marketing/preleasing costs against budget
▪ Manage contract timelines, payment invoices, expenses and other lease up/startup costs (i.e. marketing partner, signage design, website, banners, equipment etc.)
▪ Maintain files, both hard copies and on the server, of all relevant setup documents including contracts, floor plans, etc.
o Market research
▪ Conduct new business or existing business market research when requested
▪ Maintain a list of area comps, completing a market survey no less than once per month
▪ Follow market trends, and have a good understanding of who future residents will be based on relevant, current research
Zocalo Brand Development (10%)
▪ Brand ambassador for Zocalo’s purpose, vision, values, culture and core competencies
▪ Responsible for maintaining current information and relevancy on company website; review analytics periodically to increase organic search placement
▪ Assist in creating and posting of press releases generated internally or externally
▪ Establish social media platforms; post relevant content (LinkedIn, Instagram)
▪ Track and follow third party sites where reviews are posted
▪ Author and distribute monthly company newsletter
Zocalo PR Relationship (10%)
▪ Assists Director of Talent and Branding:
o with all public relation initiatives which guides and directs Zocalo’s vision, purpose and values to the public
o as an ambassador for non-profit relationship partner
o in identifying opportunities for brand awareness and communication of the “why” to the company
o with recruiting initiatives and messaging
o Brand representative for Zocalo’s purpose, vision, values, and culture
o Champion of LEED, Fitwell, and all other identified sustainability initiatives
o Champion of Principal sustainability initiatives, track performance, and share the metrics with key stakeholders, residents, and the greater community (trash reduction, water reduction, air quality testing)
o Champion Zocalo’s organizational culture through resident programs and social media communications that inspire an engaged commitment to sustainability
o Participate in Construction to Operations hand off to gain an understanding of building systems as related to LEED accreditation points
o Participate in Pre-opening engagement with residents as leases are procured. Assist in community outreach for the first 90 days working hand in hand with the hired Community Director
Stabilized/Existing Properties (50%)
▪ Support on-site teams in creating all collateral used for marketing purposes
▪ Reviews marketing metrics on a quarterly basis (SEO, SEM, website performance, geo-marketing, ILS performance, etc.) with Operations leadership and provides suggestions on maximizing marketing spend, generate quality leads, and improve lead to lease ratios
▪ Analyze marketing sources to determine best cost per lead at minimum, quarterly. Provide annual budget recommendations
▪ Oversight of each property’s digital campaigns (SEO, PPC, Video and Social Media)
▪ Support brand and lease up initiatives to insure on-sight compliance with brand guidelines
▪ Develop social media/reputation management strategy and execution with on-site teams monthly
▪ Maintain knowledge of, propose and implement new technology that enhances website and social media performance
▪ Perform quarterly website and ILS audits for correct and relevant content
▪ Conduct email secret shop of each property for compliance monthly
▪ Create content and host monthly Marketing and Social Media call for onsite teams
▪ Develop and execute marketing training with the aid of the Director of Talent and Branding

EDUCATION AND EXPERIENCE
To perform this job successfully, an individual must be able to perform each major responsibility satisfactorily. ▪ Minimum 3 years multi-family property management or multi-family marketing experience.
▪ Knowledge of multi-family residential real estate industry and trends.
▪ Knowledge of city/state/federal multifamily regulations.
▪ Ability to write reports and business correspondence and present information to a variety of audiences and respond to questions from ownership, management, vendors.
▪ Proficient in the use of general office equipment and software applications including, Microsoft Office Suite, Adobe Suite, Facebook for Business, Google Business, WordPress and all additional relevant and required computer hardware and software including Real Page and/or YARDI.
▪ Works well under pressure, self-motivated, service oriented and a team player.
▪ Willing to carry out company goals, values and policies.
▪ Able to recognize and maintain confidentiality of work material as appropriate.

▪ Must be confident and comfortable speaking in front of groups. Must be adaptable and able to react favorably in stressful and potentially confrontational situations. Must be able to adapt to novel and varied situations on a daily basis.
▪ This position is full time position that involves work both in the office and on the sites. There may be periods of extended work hours including evenings and weekends.
